TYPE OF BUILDING

Cambridge Hanover purchased this vacant corporate surplus facility in June of 2014 from Pilot Corporation of America, a subsidiary of the Japanese pen manufacturer, Pilot Pen. The property is a hybrid office and industrial property and served as Pilot’s headquarters until its relocation to Jacksonville, FL in 2008. The property had been on the market for lease and sale since Pilot vacated, and despite having tenant interest, the property remained vacant due to the seller's unwillingness to invest capital into the property to redevelop it for multiple tenants. The building is located on 14.02 beautifully landscaped acres with waterfalls, reflecting ponds with fountains, footbridges, and walking trails, and has excellent accessibility to Route 8, the Merritt Parkway, and I-95. Situated in one of the leading growth towns of Fairfield County, the property is located in Trumbull Corporate Park, a corporate headquarters center, with prestigious neighbors such as Unilever, Gartner Group, and Gen Re. Cambridge Hanover specializes in the acquisition and redevelopment of underperforming corporate surplus properties, and its track record and expertise offered the seller surety of closing.  Cambridge Hanover immediately began executing its repositioning plan for the property in order to maximize value, transforming the building into a multi-tenant corporate campus by demising the building with separate tenant suites to best meet market demand, constructing a new glass main entrance, and re-skinning the back of the building with a window wall consistent with the building’s office window line.  In 2019, Cambridge Hanover sold the 15,000 square foot front office building of the complex to Make-A-Wish to serve as its Connecticut headquarters. The property is currently leased to Kone, Power Home Remodeling Group, Aptar, and Innovative Display & Design.
