Prominently located near I-66 and I-95 with excellent access to Washington, DC, Cambridge Hanover purchased this real estate owned (REO) property in 1992 from a regional bank when it was less than 50% occupied. Cambridge Hanover immediately implemented an extensive renovation and re-tenanting program which, combined with the property’s ideal location, positioned the property for superior use and return. Subsequently, Cambridge Hanover executed a long-term lease for the remaining space with Keebler, a subsidiary of the Kellogg Company. Upon Keebler’s lease expiration, the entirety of the property was leased on a long-term basis to Amazon.com, which invested approximately $60 million to convert the complex into a state-of-the-art data center. In December 2013, Cambridge Hanover sold the property to a California-based private equity group that specializes in the acquisition of data centers.
