When Cambridge Hanover purchased 7001 Americana Parkway in 2007, a local developer had acquired the building and was in discussions with DHL Express (USA), Inc. to lease the property with the understanding that the developer would make significant improvements to accommodate DHL’s needs. Prior to the lease being finalized, Cambridge Hanover committed to purchase the single-tenant facility subject to both the lease execution and the completion of tenant improvements. After the DHL lease expired in 2012, Cambridge Hanover immediately re-tenanted the entire facility, executing a long-term lease with Alliance Data Systems, a $3 billion publicly traded data solutions company. Cambridge Hanover sold the property in October 2014 to a private REIT.
